Bad Credit Student Loan
For students with a poor credit history, obtaining a student loan is still possible. Under the U.S. federal system, there are two types of loans for students with poor credit. These are the Federal Perkins Loan and the Federal Stafford Loan.

The Federal Stafford Loan is available as both a subsidized and unsubsidized loan, depending on the needs of the student. It is available to all students at an affordable interest rate determined at the time of the loan (capped at 8.25%).

A Federal Perkins Loan is made through the college or school the student is attending. The loan is funded partially by the government. It is typically a low-interest loan (around 5%), with repayments made to the school.

Another option for students with bad credit are grants. These options include the Federal Pell Grant and the Federal Supplemental Education Opportunity Grant. These programs awards grants to students depending on the needs and criteria of the student.

There are many people who would have built a bad credit over the time and now they are confused as to how should they apply for a loan to finance their education. Well if you are with a bad credit and want to apply for a student loan then you can be eligible for one because now there are many companies that are offering student loans. However most of the educational loan offers assume that people generally go in for higher education immediately after high school and they would not have a credit rating till then. Stafford loans given by The United States Educational Department is one such loan that does not take credit rating into consideration.

The same is the case for the Perkin loans that are given out to students who want to pursue their studies and do not have a good financial background. Getting these loans could be a problem only in cases where you would have penalized on a federal student loan.

The different types of loans include:
Stafford loans?these loans are given out by the federal government. These loans are given to students who have got admission in any certified educational institution. The student starts repaying the loan after the graduation is completed. These loans are either subsidized or un-subsidized. The interest rate is charged only when the repayment period starts when you take a subsidized loan. But in case of an un-subsidized loan you will have to pay the interest as soon as the loan is given out.

Perkins loans - these loans are given out by the school rather than the federal government. For this also the student should be registered with a certified educational institution.

PLUS loans- parents for the education of their children take these loans. The student must be registered with a credited educational institute. The parents are liable to pay off the loan on behalf of the children.

Besides these loans there are many private banks and institutions that give out these loans. These institutions charge a higher rate of interest and the terms are not very flexible. Besides the interest rates would vary from one lender to another.

Getting a bad credit student loan is not a problem if your parents have a good credit rating that is better than your credit rating. If your parents have a good rating then they can take a PLUS loan that is given to parents to fund the education of their children. In such case The United States Educational Department presupposes that the parents would be liable to make payments towards the loan taken for the education of their children. The PLUS loans that are given out to the parents are likely to cover up the costs that the parents are supposed to pay towards the loan of their children.

If you have a bad credit then a federal student loan should be your ideal choice as they are made to help students attain education irrespective of their credit rating. The eligibility criteria for these loans are flexible and easy to be attained. Besides if you plan to get a bad credit student loan from a private organization then it can be tough and you would get the loan at a higher rate of interest. In case you are unable to qualify for a Federal student loan due to some reason you would have to contemplate a private loan.

While taking a bad credit student loan from a private institution the bank would consider what is your field in which you are taking admission. If you are taking admission in a field that is highly paid then you can be approved of a student loan easily. Most of these loans are easy to qualify for and you might be able combine one or more of these offers to meet your educational expenses. Besides when it comes to repayment of the loan you can consider postponement of payment till you finish college. This would give you enough time to work on your credit rating.

You can improve your credit rating by getting a savings account and a credit card during the student period. Make sure that you keep up your payments towards the credit card in time. All your payments are tracked and reported to the major credit bureaus. To make timely payments you can make your account automatic so that your monthly payments get deducted from your account regularly and you can escape paying the interest on the payments. Besides when you have a savings account and you deposit some amount of money in the account then you can build up cash and this can help you improve your rating.

When you have taken a combination of loans for financing your education then by deferring your payments you can consider consolidating your loans later. With the help of consolidation you can have all your loans combined into one and make easy payments towards your loans. But before you think of consolidation make sure that you will be paying the amount at a lower rate of interest than your current student loans. When you opt for consolidation of your student loan then, be careful with the terms and conditions. It is advised that you read the terms of the loan properly and be sure to clarify any doubts that you have about the loan terms. Besides you should also make sure that the interest rate that you are paying is lower than your current loan amount. It is advised that if you are close to finishing your loan amount then don?t consolidate it. Consolidation should be considered only when there is a big amount to pay and you are not able to keep up with the monthly payments. Getting a bad credit student loan is not difficult but you should be smart enough in managing these loans.

Secrets You Need to Know About College Student Loans :

Secrets You Need to Know About College Student Loans :

1. Financial aid officers at all the major schools are wined and dined by the big student loan companies. These financial aid offices have set-up a "loan process" with a specific lender. In many cases, this is the federal government, but many colleges are now going with private corporations. The paperwork hassle in dealing with a bureaucracy has become too much for these financial aid officers. In some cases, the financial officer is really a "stand-in" rep. for a student loan company. However, what they are selling or advocating may not be the best deal.

2. Under the Clinton administration the federal government got involved in the student loan process in a big way. Now the private companies are getting the business back. If you are going to a private college you may not be eligible for federal loans.

3. Always consider your options and talk to a financial aid counselor. If you are applying for graduate school, be aware of the fact that there are few scholarships for graduate school relative to undergraduate programs. You may be able to find a scholarship, but in most cases it will not cover the real costs of graduate school. A graduate student loan may be your only option.

4. It is recommended that you go with a loan company that offers all of the following types of loan services:
Private Student Loans
PLUS Loans
Federal Stafford Loans
Student Loan Consolidation
Private Consolidation Loans
You want the largest selection possible.

5. Whenever possible lock in a student loan rate. Some loans are based off the Treasury bill. In these cases, the loan rate fluctuates. This can either be really good or bad. When interest rates go up, you may want to restructure the loan.

6. Pick a fixed student loan rate and start date to do a side by side comparison. Make sure that you are comparing apples to apples when student loan shopping and checkout numerous student loan companies before making a decision.

7. Never borrow more than you absolutely need. Compound interest can make a small student loan turn into a huge amount. Don't take out extra money and play the stock market or try to get rich quick. This scenario almost never works out for college students. Moreover, in most cases it is a violation of the student loan agreement.

Home Mortgage

Home Mortgage

A home is an investment. When you rent, you write your monthly check and that money is gone forever. But when you own your home, you can deduct the cost of your mortgage loan interest from your federal income taxes, and usually from your state taxes. This will save you a lot each year, because the interest you pay will make up most of your monthly payment for most of the years of your mortgage. You can also deduct the property taxes you pay as a homeowner. In addition, the value of your home may go up over the years. Finally, you'll enjoy having something that's all yours - a home where your own personal style will tell the world who you are.

Home Equity

Home Equity

Home equity loan allows you to borrow money, using your home's equity as collateral. In simpler terms a home equity loan (or line of credit) is a second mortgage that lets you turn equity into cash, allowing you to spend it on home improvements, debt consolidation, college education or other expenses. And what is collateral: collateral is property that you pledge as a guarantee that you will repay a debt. If you don't repay the debt, the lender can take your collateral and sell it to get its money back. With a home equity loan or line of credit, you pledge your home as collateral. You can lose the home and be forced to move out if you don't repay the debt

Student loan or home equity financing?

Student loan or home equity financing?

That is the question. And a lot of parents are asking it. In fact, one parent—Nate—recently asked it on this blog:

"So could you maybe tell me which way is the better way to go to finance my daughter's college. She is a freshman and I'm not sure if I should do a Home Equity loan or try to get her a loan through her school's student loan program. She's going to Ol' Miss!"

The short answer is: It depends. There are several key differences to consider between these types of financing.

Generally, before considering any other type of financing, students should fill out the Free Application for Federal Student Aid (FAFSA) first, to see what they qualify for in financial aid. With the information from the FAFSA, the school can put together a financial aid package that may include grants and scholarships that your student doesn’t want to pass up.

Your student’s financial aid package will also show what he or she qualifies for in Federal Stafford Loans. The Federal Stafford Loan is one of the most affordable options for financing college today, with a fixed interest rate of 6.80%, so if you’re planning to borrow money for college, students should look to that loan first.

Assuming the Federal Stafford Loan does not cover all college expenses, there are three common choices to consider for financing to bridge the gap: the Federal PLUS Loan for parents, home equity financing, and private student loans.

Take a closer look at these options by reading this comparison chart.

Ultimately, you’ll want to choose the option that makes the most sense for your individual financial situation. It’s not a "one size fits all" approach. The financing that works for Nate and his daughter at the University of Mississippi may not work for you at all schools.

For example, maybe you don’t want to mess with the FAFSA and would like to bypass federal loans altogether, so you choose a home equity line of credit. Or maybe you don’t want to use the equity in your home for education because you know you’ll need a new roof soon, so you apply for a Federal PLUS Loan or cosign a private loan for your student.

Definition of Equity

Equity

Ownership interest in a corporation in the form of common stock or preferred stock. It also refers to total assets minus total liabilities, in which case it is also referred to as shareholder's equity or net worth or book value. In real estate, it is the difference between what a property is worth and what the owner owes against that property (i.e. the difference between the house value and the remaining mortgage or loan payments on a house). In the context of a futures trading account, it is the value of the securities in the account, assuming that the account is liquidated at the going price. In the context of a brokerage account, it is the net value of the account, i.e. the value of securities in the account less any margin requirements.

How is a home equity line of credit different from a home equity loan?

Home equity credit uses the borrower's home as collateral. The three main differences are:

* Pricing. A line of credit usually has a variable interest rate while a loan may have fixed or variable interest rates.
* Access. A line of credit allows ongoing access - by check or Equity Maximizer® Visa® — to your money over an extended period of time. As you repay the money you've used, those funds become available for you to use again.

With a home equity loan, you get the money all at once then repay it over an extended period of time. Unlike a line of credit, you do not borrow, repay and borrow the funds again.
* Payments. A home equity loan generally has fixed payments, which can make budgeting easier.

A home equity line of credit generally has a variable payment that can be as low as an interest-only payment during the draw period. During the repayment period, monthly payments include a fixed principal amount plus interest.

Types Home Equity Loans

Types Home Equity Loans

Types Home Equity Loans The under mentioned two types of home equity loans are : The Standard Home Equity Loan and Home Equity Line of Credit. Another way of borrowing against home equity is cash-out refinancing.

The Standard Home Equity Loan
A standard home equity loan, (also called a term loan, a closed-end loan or a second mortgage installment loan), works like a traditional loan. You receive a lump sum payment at a fixed interest rate and you pay the money back in monthly payments over the life of the loan. Since the interest rate on the loan is fixed, your monthly payments will also be fixed.

An example of this is a home equity loan for $30,000 with an interest rate of 7.5% where you pay the money back in monthly payments of $356.11 over the 10 year life of the loan.

Home Equity Line of Credit
A home equity line of credit works like any other line of credit. You are granted an amount you can borrow and you draw money from the account as you need it. You pay interest on only the amount actually borrowed and the interest rate is variable over the life of the loan. While most home equity lines of credit have a variable interest rate, a fixed interest rate can sometimes be negotiated. A home equity line of credit is 'revolving' meaning that you can borrow money, pay off the borrowed money and then re-borrow that money. The money in a home equity line of credit is accessed using specially issued checks or credit cards

Here is an example of a home equity line of credit: You are given a $20,000 home equity line of credit. You borrow $10,000 dollars and are charged a 5% interest rate. The interest rate for the home equity line of credit is not fixed but varies with changes in interest rates. If you pay back $5,000 towards the principal, you still have $15,000 in your line of credit that you can borrow against as needed.

Cash-out Refinancing
While cash out refinancing is not a type of home equity loan, it does allow you to borrow against the equity in your home. In cash out refinancing you take out a new mortgage that is greater than what you owe on your current mortgage - you pay off your current mortgage and use the difference as a home equity loan.

Here is an example of cash out refinancing. Your home is valued at $150,000. Your mortgage is $100,000 and you have $50,000 worth of equity in your home. When you bought your home, you got the going mortgage rate which was 9%. Interest rates have since come down and you decide to take advantage of the lower rates and also borrow $20,000 from your equity for a home improvement project. You take out a new loan for the $120,000 at 6% - you use $100, 000 of that to pay your old mortgage and $20,000 for your home improvement project. You now have a $120,000 mortgage at 6% where as you previously had a $100,000 mortgage at 9%. The difference of $20,000 is the way in which cash out refinancing replaces a home equity loan.

Cash out refinancing typically has a lower interest rate than a home equity loan but closing costs associated with cash out refinancing are higher than closing costs associated with a home equity loan.

Advantages and disadvantages of a home equity loan.

Advantages and disadvantages of a home equity loan.

There are many advantages and disadvantages of home equity loans. They are mentioned below by which you can have an idea about it very clearly..

A lower interest rate and tax deductions are the two major advantages home equity loans have over other types of debt.

Since a home equity loan is secured by your home, it poses less risk to a lender than does a non-secured personal loan or credit cards - this lower risk is passed on to you in the form of a lower interest rate.

The second major advantage is that regardless of the way a home equity loan is used, the interest you pay on the first $100,000 you borrow is tax deductible. Credit cards and other types of non-secured loans do not have this tax benefit. This means that if you pay $3,000 in interest on your home equity loan, you will reduce your taxable income by $3,000 at the end of the year. If you use a home equity loan for home improvements or to buy another home, you can deduct the interest paid on the first $1 million that you borrow. The reason for this is that home improvement loans are similar to first mortgages for tax purposes. You should consult a tax advisor about the specific tax benefits available to you.

The biggest drawback of a home equity loan is the fact that your home is on the line and you could lose your home if you default on your payments. When you borrow from your home's equity you also reduce the equity or ownership you have in your home. This means that you trade ownership or equity in your home for cash that you will use for some some other purpose. In addition to interest you will pay on the loan, there are also costs associated with taking out a home equity loan - these costs are similar to the costs you paid when you bought your home.

Defination Equity loan

Equity loan

According to the theory the equity loan actually mean is a mortgage placed on real estate in exchange for cash to the borrower. For example, if a person owns a home worth $100,000, but does not currently have a lien on it, they may take an equity loan at 80% loan to value (LTV) or $80,000 in cash in exchange for a lien on title placed by the lender of the equity loan.

Many lending institutions require the borrower to repay only an interest component of the loan each month (calculated daily, and compounded to the loan once each month). The borrower can apply any surplus funds to the outstanding loan principal at any time, reducing the amount of interest calculated from that day onwards. Some loan products also allow the possibility to redraw cash up to the original LTV, potentially perpetuating the life of the loan beyond the original loan term.

The rate of interest applied to equity loans is much lower than that applied to unsecured loans, such as credit card debt.

The Basics of a Home Equity Loan

The Basics of a Home Equity Loan

What is a home equity loan?

A home equity loan is a loan that uses your home as collateral. Your home equity is the part of your home that you actually own and this is the guarantee for your loan.

Your home equity is calculated by taking the current value of your home and subtracting your mortgage. For example, if your home is worth $150, 000 and you have a $100,000 mortgage, you have $50,000 of equity in your home. A home equity loan allows you to borrow money using your equity of $50,000 as security for the loan.

A home equity loan, often called a second mortgage, reduces your equity or ownership in your home. Since your home guarantees your loan, if you default on the payments, you can lose your home.

A home equity loan allows you as a homeowner to get a loan by using the equity in your home as collateral. The equity consists of whatever funds you have invested in your property in order to own it or improve it.

Since it is a debt against your own property, which you are in actual possession of, a home equity loan is a secured debt. The property can be required to be sold if the creditor wants the money back that you have borrowed.
